  • Hot Tub Servicing for Holiday Lets

Keep your holiday-let or Airbnb hot tub checked, documented and ready for guests with a service planned around the property and its changeover schedule.

Nick and Ryan service every holiday-let tub themselves, giving you and your guests one consistent point of contact rather than a different face each visit.

Coastal Hot Tubs and Wellness provides recurring hot tub maintenance across Cornwall and Devon for individual cottages, managed portfolios, holiday parks and hotels. We agree exactly what is completed, how it is recorded and who is contacted when a problem is found.

How often does a holiday-let hot tub need servicing?

This depends on occupancy, the hot tub’s own system and the property’s documented procedures rather than a generic rule that applies to every holiday let. We agree a schedule based on your changeover pattern and how the hot tub is actually used.

What holiday-let servicing can include

Depending on the agreement, a visit may include:

  • Digital water testing.
  • Chemical adjustment and balancing.
  • Inspection and cleaning of filters.
  • Cleaning tasks agreed for the visit.
  • Checking water level, circulation and temperature.
  • Visual checks for damage, leaks and unusual operation.
  • Recording readings, date, time and actions taken.
  • Reporting faults or guest-related damage.
  • Drain, clean and refill where required by the site’s procedures.

The final service schedule must be based on the individual property rather than copied from another holiday let.

Airbnb hot tub maintenance between guests

A guest-changeover window can be short, but the work still has to be completed properly. Owners should allow for the tasks required and, where the water is changed, the time needed for the hot tub to refill, treat and heat before expected use.

We coordinate around the agreed access and changeover time and record what has been done. If the hot tub cannot be made ready safely, the agreed contact is informed promptly.

Digital testing and useful records

Coastal can use digital water-testing equipment and keep records that can be reviewed later. The record can include readings, date, time, treatment and notes from the visit.

The value is not just having a file. Consistent records can help identify repeated dosing issues, unusual usage, equipment problems or a need to change the operating procedure.

Filters and circulation

Holiday-let hot tubs may experience heavy and unpredictable use. Filters should be checked, cleaned and replaced according to condition and the management plan. Poor flow can affect water quality, heating and equipment operation.

Replacement filters and other consumables should be clearly identified as included or additional in the service agreement.

When a fault is found

We contact the agreed owner or manager, explain the issue and recommend the next step. The agreement should define:

  • Who can authorise repairs.
  • Any spending limit for urgent work.
  • How the hot tub is isolated if it cannot remain in service.
  • Who communicates with guests or the booking agent.

Servicing does not remove the operator’s responsibility

Coastal performs the tasks agreed in the service. The owner or operator remains responsible for the overall management of the property, risk controls and legal duties. Clear written responsibilities protect both parties and improve consistency.

Build the right service schedule

Send the property postcode, hot tub make and model, average occupancy, changeover days, current procedures and the records already used. For multiple properties, include travel and access information for each location.

Holiday-let servicing FAQs

Do you change the water between every guest stay?

Where the property’s documented procedure requires it, Coastal can drain, clean, refill and treat the hot tub. The correct frequency should follow the specific system, usage, risk assessment and operating guidance.

Can you balance the chemicals?

Yes. Chemical testing and adjustment can form part of the agreed visit.

Do you inspect the filters?

Yes, where included. We can inspect and clean filters and recommend replacement based on condition and usage.

What records will I receive?

This depends on the agreement, but can include dated digital test results, treatment, cleaning and service notes.

Can you attend several properties on the same changeover day?

Potentially. Feasibility depends on locations, access, workload and the time required at each property. A route and service plan should be agreed in advance.
