HSG282 Explained: What Holiday-Let Owners Actually Need to Do

If you own a holiday let with a hot tub, you’ve probably come across the term HSG282 somewhere, usually without much explanation of what it actually means for you. Here’s what it is, and more importantly, what it doesn’t mean.

What HSG282 actually is

HSG282 is guidance published by the Health and Safety Executive covering how to manage and control legionella and other infectious agents in spa-pool systems. It specifically discusses domestic-type hot tubs used as part of a business, which includes holiday accommodation. It is guidance, not a law in itself, though it exists because wider health and safety duties already apply to anyone running a business that involves shared water systems.

What it isn’t

It’s not a certificate. Nobody can hand you a piece of paper that says your property is “HSG282 compliant” in a way that transfers all responsibility away from you. We’d be cautious of any company that claims otherwise. What a good service provider can do is help you manage the risks properly and keep the records to show you’ve done so.

What it actually asks you to do, in plain terms

  • Understand where legionella risk can build up in a spa-pool system, and manage water quality to control it.
  • Test and treat the water appropriately for the way it’s used.
  • Keep records of what’s been tested, treated, and when.
  • Have a documented approach for the property, rather than just “we deal with it as it comes up.”

Who’s actually responsible

You are, as the owner or operator of the property. A servicing company, us included, can carry out testing, maintenance and record-keeping on your behalf, but the responsibility for the overall management of the property doesn’t move to us just because we’re doing the work. Anyone promising you otherwise isn’t being straight with you.

What good practice looks like day to day

Regular testing rather than occasional testing. Dated, accessible records rather than a memory of “we checked it last month.” A documented procedure for what happens between guest stays, particularly around cleaning and water changes where required. None of this needs to be complicated, but it does need to actually happen consistently, not just when someone remembers.

Why a holiday-let hot tub needs more care than a home one

The reason spa-pools get their own guidance is the mix of conditions inside them. The water is warm, it is aerated by the jets, and it is used by different people week after week. Warm water is where legionella can multiply if control slips, and the fine spray thrown up by the jets is exactly how it can be breathed in. A tub in your own home used by the same family is lower risk simply because of who uses it and how it is looked after. Open the same tub up to a stream of paying guests and the control has to be tighter and more consistent, which is the whole point of a proper routine.

What a sensible testing routine looks like

In practice, managing the water well means checking the sanitiser level, chlorine or bromine, and pH regularly, keeping both in the right range and adjusting as needed. Alongside that, filters need cleaning on a schedule, and the water needs changing often enough for the way the tub is used, which for a busy let is far more frequent than for a private tub. Many owners also use dip slides now and then to check the microbiological side. The exact frequencies depend on how hard the tub is worked, and we set them for your property rather than quote a one-size-fits-all figure. The habit that matters most is doing it consistently and writing down what you did and when.

Why the records genuinely matter

Dated records are not box-ticking. If a guest ever raised a concern, or an environmental health officer asked questions, your records are how you show you managed the water responsibly. They can also matter for your insurance. A tub that has been tested and treated on a clear, dated schedule tells a very different story from one where the answer is that you are sure you did it. Keeping the paperwork is one of the cheapest forms of protection you have as an owner.

Does a normal domestic hot tub in a let really count?

Yes. HSG282 specifically covers domestic-type hot tubs used as part of a business, and a holiday let is a business use. The tub being a standard consumer model does not take it outside the guidance. What changes is the level of control expected, since a tub used by a stream of guests needs a tighter, documented water-care routine than one at home.

How often should the water be changed?

More often than a home tub, and it depends on how much use the tub gets. A busy let with back-to-back bookings needs changes and refreshes far more frequently than an occasionally-used private tub. We set a schedule based on your actual occupancy rather than a generic interval.

Do I need a formal legionella risk assessment?

Many owners choose to have one, and it is sensible for a business use.
